Gently press on panels near windows and doors with your palm. Healthy siding over sound sheathing feels firm and springs back. If it feels soft, spongy, or gives more than a fraction of an inch, moisture has likely compromised the wood behind it. Check all the caulk lines around window trim, door frames, and utility penetrations like dryer vents and outdoor faucets. Cracked, missing, or pulling caulk is an open invitation for water entry. Look up at your soffit and fascia where they meet the siding; gaps or loose J-channel at the roof line let water run straight down behind your siding during every rainstorm.

Inside your home, walk through every room that has an exterior wall. Peeling paint or bubbling wallpaper near baseboards or around window casings tells you moisture is moving through the wall. A musty, earthy smell that’s stronger near outside walls is often your first clue that mold is growing in the wall cavity. Soft spots on drywall, especially below windows, mean water has been present long enough to damage interior finishes. In basements and crawl spaces, check the band joist where your floor framing sits on the foundation; this area is particularly vulnerable to moisture that travels down from above.

Healthy OSB or plywood sheathing is firm, uniform in color, and shows no soft spots when you press on it with a screwdriver. Black staining, soft or crumbly areas, and a sour smell all indicate rot. Check the housewrap or felt paper behind the siding; it should be intact, properly lapped, and sealed around all penetrations. If it’s torn, missing, or installed backwards (shiny side out on some products means it’s upside down), that’s a major failure point. Look at the back of the siding panel itself for water staining or mold growth, which confirms that moisture has been moving through regularly.

Trace the water source by looking up and outward from the damage. Is there a missing piece of flashing above the area? Is caulk missing where trim meets siding? Is a gutter overflowing and dumping water directly onto that section of wall? Is the grade sloped toward the foundation, causing splash-back? Identifying the source is just as important as finding the damage, because repairs won’t last if water keeps entering through the same pathway. Executing a complete restoration sequence

Next, remove any compromised sheathing. Rotted OSB or plywood must come out completely; there’s no way to repair it in place. Use a reciprocating saw or circular saw set to the depth of the sheathing to cut out damaged sections, staying back to solid framing members on all sides so you have a nailing surface for the patch. If insulation behind the sheathing is wet or moldy, it needs to come out too. Fiberglass insulation that’s been soaked loses its R-value permanently and becomes a mold reservoir. Spray foam that’s stained or soft should be scraped out and replaced.

Before installing new sheathing, address the moisture source. Install or repair flashing around all windows and doors, ensuring the flashing laps correctly so water drains outward and downward. Use peel-and-stick flashing membrane on window sills and the head casing; this flexible, self-sealing product is far superior to metal drip cap alone for our humid Maryland climate. If the original moisture barrier was missing or damaged, now is the time to install a modern housewrap. Overlap all seams by at least six inches with the upper layer over the lower, and tape every seam with compatible flashing tape. Seal around every penetration, from outdoor outlets to dryer vents, with acoustical sealant or butyl tape before the housewrap goes on.

Install your new sheathing, matching the thickness of the original so your siding plane stays consistent. Use exterior-grade plywood or OSB and fasten it every six inches along the edges and every twelve inches in the field. If you’re patching a small section, make sure all four edges land on solid framing. Apply a continuous bead of sealant where the new sheathing meets the old to prevent a moisture pathway at the seam.

Now reinstall the moisture barrier over the repair area, lapping it generously over the existing barrier and taping all seams. Finally, reinstall your siding panels from the bottom up, making sure each panel locks fully into the one below before you nail it. Leave a quarter-inch gap at all vertical seams and end cuts to allow for thermal expansion. Nail in the center of the nail slots, not tight to the sheathing; siding must be able to move. Reinstall trim, J-channel, and accessories, caulking only where the manufacturer specifies. Over-caulking traps moisture, so seal the top and sides of window trim but leave the bottom edge open to drain.
